WHAT IS THE PERFECT SIZE OF A TOWN? In the late 70’s Robert Davis and his wife, Daryl, began their rudimentary plans for the 80 acres left to Robert by his late grandfather, JS Smolian. Around the same time noted British Urban Planner Leon Krier theorized the perfect size for a town was 80 acres. This compact size, he said, would allow parents to walk their children to school or bike to the store for milk and groceries. This vision cemented the Davis‘ plan, and the couple was soon working with the visionary planner to bring their “perfect” town to life.

Today, Seaside’s downtown is thriving with more than 50 retail and restaurant locations. Seaside, Florida has become the unofficial “Downtown” to all 30A communities.

CENTRAL SQUARE

Considered downtown Seaside, Central Square borders the Seaside amphitheater. Here you will find restaurants, clothing boutiques, art galleries and our town grocer, Modica Market.

LAND YACHT DISTRICT

Seaside’s newest addition is the Land Yacht District. Located along the north-side of Scenic 30A are six vintage Airstream travel trailers which house “restaurants on wheels.” Options include delicious smoked BBQ, gourmet grilled cheese sandwiches, hot dogs and shaved ice. Those looking for something a little greener will love the vegetarian options at Raw & Juicy.

BEACHSIDE

Since this is our gateway to the beach, sandy feet rule in our beachside shopping district. A collection of specialty clothing shops interspersed with restaurants keeps you well fed or outfitted in the latest outdoor gear, teen fashions, beach wear and Seaside logo wear.

SHOPS OF RUSKIN

Tucked behind Central Square in the shade of sand live oak trees is Seaside’s hidden jewel, Ruskin Place - the artist colony of Seaside. Here you will find art galleries, boutique clothing and jewelry stores and collections of hard-to-find and original home goods.

SPA, FITNESS AND FUN BUILDING

Located on Quincy Circle, this one building manages to combine relaxation with the fun of creativity and the challenges of dance, yoga and fitness classes.
